The old mobile home comes off the lot

Mobile home demolition in Florence, SC is what we do when an old unit has to come off the lot. Maybe a single-wide has sat empty for years and the floor is soft. Maybe a double-wide got left open to the weather and the roof gave out. We take the unit apart on site, load it out and haul every piece off the property. The estimate is free and we give it after looking at the actual home.

A mobile home comes apart differently than a house. The metal shell and roof separate from the wood, insulation and flooring. The steel frame comes out on its own load. We take down houses, barns and outbuildings too, and those come apart another way. When another home is going back on the lot, the old pad can be regraded for the replacement. We work Florence and the towns around it, all listed on the areas we cover.

What We Handle

  • Single-wide and double-wide teardowns
  • Old trailers and camper-style units removed
  • Add-on rooms, decks and porches taken with it
  • Skirting, tie-downs, blocks and piers pulled
  • Steel frame hauled out on its own load
  • Debris haul-off in our dump trailer
  • Footprint raked and pushed back level
  • Old pad regraded for a replacement home

How a mobile home teardown goes

The order is different from a stick-built house or barn. We start at the property and look at the whole unit with you. Anything you want out of it comes out while the home is still standing. Then the skirting comes off and the tie-downs are cut loose. We pull the metal shell and roof away from the wood, insulation and flooring. The mini excavator does the pulling, and the saws cut long pieces into sections that load.

Once the unit is on the ground, the track skid steer works the pile. The mini excavator loads the dump trailer and we run the loads to a permitted construction and demolition landfill. South Carolina open burning rules prohibit structural burns, so every piece leaves on the trailer. The steel frame goes out on its own load. Units that sat open for years hold water in the floor and get heavy, so the load count runs higher. When the last load is gone we pull the blocks and piers. Then we rake the footprint and push the dirt back level.

What has to happen before we start?

Power, water and gas get shut off and confirmed at the meter before anything moves. Call the utility company and have the service drop pulled. If the home runs on propane, the propane company pulls the tank. Point out the well head and the septic tank lid so we mark them and leave them alone. Pull out anything you want to keep while the home is still standing. Tell us then whether the deck, the porch and the shed go with it.

Florence County requires a permit to demolish any building or structure. The Demolition Permit Application goes to the county Building Department on South Irby Street. That form puts the SCDES and utility notice on the contractor. Inside the Florence city limits the application starts at the Planning Department instead. The Historical Commission approves it, then the Building Department issues the demolition permit. We look up the address and tell you which office it falls under. Digging goes through SC811 at least three business days ahead. That count skips the day you file, weekends and holidays.

What happens to the title and the tax record?

A mobile home carries a title from the SCDMV the way a vehicle does. Both the SCDMV and the county need to hear that the home is gone. The Florence County Assessor handles mobile home registrations and moving permits, so that office covers the county side. The SCDMV covers the title. We tell you which one to call and give you the date the home came down.

The SCDMV handles the title side and lists its mobile home paperwork on its own site. Call the SCDMV with the date the home came down and ask what it needs to close out the title. The county assessor handles the mobile home registration and the tax record. That side of the job is paperwork, and it belongs to the owner. What we hand over is the teardown date and a note on what left the property.

How common are mobile homes around Florence?

Mobile homes are nearly one in five housing units in Florence County. That comes from the Census Bureau American Community Survey 2023 five-year estimates. Inside the Florence city limits the share drops to about 2 percent. One county over it climbs. Darlington County runs more than one in four. Marion County and Dillon County each run more than a third. Across South Carolina it is about one in seven.

We take mobile homes down in Darlington, Marion, Lake City and Timmonsville along with Florence itself. The counties around Florence carry a bigger share than the city does. Williamsburg County runs more than four in ten housing units. Lee County runs about a third, on the same Census estimates. If another home is going back on the lot, read what a lot needs before a manufactured home is set. Send us the address and we will come out and price the teardown.

How much does it cost to demolish a mobile home in South Carolina?
Fixr puts the average price range to demo a mobile home between $2,000 and $6,000. That is a published guide range. Size, access and how far the loads travel move a specific home inside it. We price yours after looking at it on site. The full cost breakdown for single-wides and double-wides has the rest.
Do I need a permit to tear down a mobile home in Florence County?
Yes. Florence County requires a permit to demolish any building or structure. Its Demolition Permit Application comes from the county Building Department. Inside the city limits the application starts at the Planning Department. The Historical Commission approves it before the Building Department issues the permit. We check the address first and say which office it goes to.
Can you remove a double-wide?
Yes. A double-wide is two halves with two steel frames, so it runs more loads than a single-wide. We separate the halves and strip each one down the same way. Each frame comes out on its own load. Plan on more trips to the landfill than a single-wide takes.
What happens to the metal frame?
It comes out on its own load once the wood, insulation and flooring are off it. The frame is the steel chassis the home was built on. It is too long and heavy to ride out with the rest. Metal gets separated where it is worth doing, and the frame goes to a metal recycler or to the landfill.
Do you move mobile homes?
No. We take the home apart on site and haul the pieces off. Moving one is a different trade. South Carolina requires a moving permit from the county licensing agent before a mobile home is relocated. The county treasurer has to certify the taxes are paid first. A mobile home transporter handles that.
Can the old spot be used for a new home?
Yes. Once the debris is gone we pull the blocks and piers, rake the footprint and push the dirt back level. From there the pad can be graded and prepped for the new home. Plenty of owners go straight from a teardown into a replacement set on the same spot.
